Landlord Service Packages

We believe that our fee structure should be clear and concise with no nasty or hidden fees. An example of this would be that we do not charge you an arrangement fee for overseeing any maintenance at your property.

Our Full Management package is fully inclusive and covers just about everything we’ll ever do on your behalf.

Let Only

60% of the first month’s rent (subject to a minimum fee of £550 + VAT) to market, find a Tenant, reference and draw up tenancy agreement.

Register deposit with DPS – £50.00 + VAT

Inventory fee – £95.00 – £175.00 + VAT as below

Check out inspection with recommended costing – £150.00 + VAT

For example, If a property had a rental value of £1000.00 per calendar month, we would charge £720.00 (inc VAT) when using our Let Only package.

The benefits of Our Let Only package are:

  • Expert photographs of the property
  • Marketing the property on Rightmove, Zoopla, OnTheMarket and our social media platforms
  • Accompanied viewings.
  • Full referencing including previous landlords, credit checks, income checks and identification checks.
  • Optional Rent and Legal protection.
  • Preparation of the assured shorthold tenancy agreement.
  • Receiving initial rent and deposit.
  • Transferring the initial rent and deposit to you nominated bank account.

Full Management

Ongoing management fee of 10% + VAT of the passing rent

Tenancy set up fee – £225.00 + VAT

Rent Guarantee policy – £25.00 + VAT per month.

For example, If a property had a rental value of £600.00 per calendar month, we would charge £72.00 (inc VAT) per calendar month when using our Full Management package.

Issue paperwork relating to Section 13 or Section 21 – £75.00 + VAT.

  • Accompanied viewings.
  • Full referencing including previous landlords, credit checks, income checks and identification (Right to Rent) checks.
  • Optional Rent and Legal protection.
  • Preparation of the assured shorthold tenancy agreement.
  • Receiving initial rent and deposit.
  • Ensuring the property is compliant with the latest legislation.
  • Ensuring the property has all the necessary safety certificates.
  • Registration of the deposit with the Deposit Protection Scheme.
  • Full inventory (check-in) report including smoke alarm and carbon monoxide checks.
  • Informing the relevant utility companies and council about the change of occupier.
  • Monthly remittance advice.
  • Pursuance of non-payment of rent and providing advice on rent arrears.
  • A minimum of two inspections annually and further inspection if required. A complete PDF report will be emailed to you.
  • Arrange any contractor visits for maintenance needed or safety certificates.
  • Annual rent reviews and negotiations.
  • Regular compliance updates.
  • Service of the required forms should you require vacant possession of the property.
  • An end of tenancy (check-out) report.
  • Informing the relevant utility companies and council about the tenancy ending.
  • Liaison and processing of deposit dispute resolution.
  • Arranging any works needed to reinstate the property.

Letting your propety with Farr & Farr

As a landlord, you’re probably looking for a clear and decisive plan on how to maximize your investment. We’ve got you covered with three simple steps to letting a property through Farr & Farr.

Step 1  – Valuation & Preparation

We’ll agree a time to attend your property to conduct a valuation. It’s here we’ll discuss your property, your needs and expectations. You’ll have an opportunity to ask any questions that you may have to make sure you are satisfied. After this we’ll then agree the marketing strategy and the listing price. From there we’ll take some expert photos to ensure your property is looking its best.

Step 2 – Viewings & Tenancy

We conduct accompanied viewings. Don’t worry, we’ll have pre-qualified anyone attending these viewings with our comprehensive applicant questionnaire. After the viewing, we will give you the full details of every interested applicant(s). You can either make the decision on which applicant(s) you like the best or you can leave it to us to decide. After that, the applicant(s) will undergo full referencing. If you opted for Full Management we’d have conducted a full inventory (check-in) report and ensured all the essential checks and paperwork are in place. Finally, rent and deposit are paid and the tenancy begins.

Step 3 –  Management & Maintenance

For the Full Management package we’ll register the deposit, notify the relevant utility companies and council about the change of occupier, continually ensure the property is compliant with the latest legislation and ensure the property has all the necessary safety certificates. We conduct a minimum of two inspections annually and more if required. We deal with any regular maintenance and emergencies that arise. The Full Management package ought to be called an ‘easy life’ package.

4 bed house – £150.00 + VAT
5+ bed house – £175.00 + VAT
