Phil Spencer’s Advice for Choosing the Right Estate Agent

I expect many of you know Phil Spencer the journalist and presenter who hosts the property shows Location, Location, Location and Relocation, Relocation. In a recent interview with The Daily Express, he revealed the type of estate agent to be avoided at all costs. “When you’re selling your home, it’s vital to choose an estate agent you’re happy to work with”, he said. “It’s extremely important to look for someone who is experienced, enthusiastic and helpful. And you don’t automatically choose the agent that suggests the highest asking price.” He went on to explain why a valuation that is too high can actually make a property more difficult to sell. “Quite often I see properties that don’t sell simply because the asking price was too high from the offset. It’s off-putting to buyers. “As time goes by, the house doesn’t sell and buyers assume there’s a problem with the property. In these instances, the house is sold for less than if it had been realistically priced in the first place.” Phil recommends getting at least three separate valuations and even then not necessarily going with the agent who suggests the highest price. “Some agents have been known to quote a high initial asking price, in order to win your business, but will then urge you to start dropping the price soon after you’ve signed up.” I am afraid that Phil is absolutely right on this score. There are some unscrupulous agents out there. Fortunately, we are not one of them.
